What Is a Pre-Purchase Inspection?
A pre-purchase inspection is an independent structural assessment carried out before you commit to buying a property. It's not the same as a standard building and pest inspection, that's a broad visual check across the whole property, including pest activity, and will often flag a concern without diagnosing it. A pre-purchase structural inspection goes deeper on any specific structural issue that's been flagged, or on the property generally if you'd simply like an independent structural opinion before you buy.
This is especially worth having if a building and pest report has raised a concern, if you've noticed cracking or movement yourself during an open home, or if the property is older and you want confidence in its structural condition before making an offer.
What We Examine
We carry out a visual, non-intrusive inspection of the property's structural elements, walls, footings, roof structure, and any visible cracking or movement, along with a floor level survey where useful. We assess whether any observed issues are cosmetic, historic and stable, or genuinely concerning, and explain what's actually driving what you're seeing.
Where relevant, we'll also flag anything that's likely to need further investigation or budget after settlement, so there are no surprises once you own the property.

A clear, independent written report from a registered structural engineer, setting out our findings and what they mean for your decision. It's written to be genuinely useful before you buy, not just a technical record, so you can weigh it against the price and make an informed call, with time frames that work around a real settlement timeline.
