The owner raised concerns regarding widespread cracking to the internal ceiling of the dwelling, with the cracking becoming more pronounced at plasterboard joints.
Inspection identified deficiencies in the ceiling framing and plasterboard installation that were contributing to movement and cracking. The installation did not provide the level of support and fixing required for the ceiling lining. The relevant requirements are addressed by AS/NZS 2589:2017, Gypsum linings — Application and finishing, which sets requirements for the application and finishing of gypsum linings, including ceilings.
A structural assessment identifying the deficiencies contributing to the ceiling cracking, together with recommendations for rectification and reinstatement of the affected ceiling.
